Basement Waterproofing

Keeping Water Out of Your Basement

Water reaches a basement in a few predictable ways: through cracks and porous walls, through the joint where the wall meets the floor, and up from saturated soil when the ground is full after spring melt or a summer storm. Older Toronto homes with stone or block foundations are especially prone, and a basement that stayed dry for decades can start to show water once it is finished and the walls are covered.

Toronto Roofing & Masonry finds where the water is entering before suggesting a fix. Exterior waterproofing protects the outside face of the wall where water arrives, while interior approaches manage water that has already reached the wall and direct it away. We explain the options that suit your home, including what each involves for your finished space, and give you an estimate before work starts.

Why choose us

Why Choose Us to Waterproof Your Basement

Entry Points Found First

We look for where the water is actually getting in, so the waterproofing goes where it is needed rather than across walls that are already dry.

Interior or Exterior, Explained

You see what each approach involves for your basement, your yard and your finished space, and choose with the trade-offs laid out.

Outside Water Dealt With

Since we also handle drainage and eavestroughs, water being sent toward the wall can be corrected in the same project as the waterproofing.

Finished Spaces Respected

Where interior work is needed in a finished basement, the work area is protected and the extent of any removal is agreed with you beforehand.

  • The length of wall to be treated and the depth of the basement
  • Finished walls, flooring or built-ins that need removing for interior work
  • Access for digging outside, including paths, decks and neighbouring houses

FAQs

Basement Waterproofing Questions

What is the difference between interior and exterior waterproofing?

Exterior waterproofing works from outside, exposing the foundation so a barrier can be applied to the wall where water arrives. Interior waterproofing works from inside, managing water that reaches the wall and directing it away. Each suits different houses and situations.

Why does my basement smell musty when there is no water on the floor?

A musty smell usually means moisture is coming through the walls or floor as damp rather than as running water. Concrete and masonry let moisture pass through slowly, and in a closed basement that damp can lead to mould on walls, carpets and stored items.

Can a basement that is already finished be waterproofed?

Yes. Exterior waterproofing is often chosen for finished basements because it avoids removing interior walls. Interior approaches are also possible but usually mean opening part of the finished wall or floor, which we discuss with you before any work is agreed.

Will waterproofing help if water comes up through the floor?

Water rising through the floor or at the joint between wall and floor usually comes from saturated soil under and around the house. Waterproofing that controls water at the wall and floor, combined with better drainage outside, is generally what addresses it.

Is a coating on the inside of the walls enough?

Coatings applied to the inside of a basement wall can reduce light damp, but they do not stop water pushed through by saturated soil outside. When water is actively coming through, the source needs to be dealt with rather than covered over.
