Drainage

Moving Water Away from Your Foundation

Most wet basements start outside. When the soil around a house slopes toward the walls, when downspouts empty right beside the foundation, or when the weeping tile at the footing has clogged or collapsed, water has nowhere to go but against the wall. Toronto adds heavy spring melt, sudden summer storms and soils in many parts of the city that drain slowly, so a small drainage fault can leave water sitting next to your home.

Toronto Roofing & Masonry looks at how water moves across your property before recommending drainage work. That can mean regrading soil so it falls away from the walls, extending or redirecting downspout discharge, or repairing and replacing weeping tile along the foundation. We explain the options that suit your home, show you where the water is going now, and give you an estimate before work starts.

Why choose us

Why Choose Us for Drainage Around Your Home

Water Traced across the Property

We follow the water from the roof edge to the yard so the drainage fix deals with where it starts, not only where it ends up.

Eavestroughs Included

Overflowing or leaking eavestroughs are often part of the problem, and because we handle them too, they can be corrected in the same project.

Paving That Falls the Right Way

Our masonry work means a patio or path sloping toward the wall can be relaid on a compacted base so surface water runs away from the house.

Options Matched to Your Lot

Narrow side yards, shared driveways and tight city lots limit what is possible, so the options we explain are ones that fit your property.

FAQs

Common Questions About Drainage Around the House

What is weeping tile?

Weeping tile is a perforated pipe laid alongside the footing of a foundation. It collects water from the soil around the base of the wall and carries it away. Older weeping tile can clog with soil and roots or break, and then water builds up against the foundation.

How should the ground slope around my house?

The soil next to your foundation should fall away from the walls so rain and snowmelt run away from the house. Over time soil settles, garden beds get built up and patios sink, and the slope can end up sending water back toward the wall.

Where should my downspouts drain?

Downspouts should release water onto ground that slopes away from the house, far enough out that it does not run back to the foundation. A downspout emptying beside the wall puts a large volume of roof water exactly where it can do the most harm.

Why does my yard stay wet long after it rains?

A yard that stays wet usually has low spots, compacted soil or slow-draining soil underneath, and sometimes downspouts discharging into the same area. Regrading and changing where roof water goes often helps, and the right fix depends on where the water is coming from.

Can poor drainage damage my foundation?

Yes. Water held against a foundation adds pressure on the wall, finds its way through cracks and joints, and freezes in the soil during winter. Over time that can lead to leaks, crumbling mortar and parging, and cracks that grow.
