Slate Roofs

Keeping an Older Slate Roof Sound Through Toronto Winters

Many older Toronto houses still carry their original natural slate. The stone itself is very durable, but the parts around it wear out first: the nails that hold each slate, the flashings at valleys and walls, and the ridge details. When a nail fails, a slate slips or drops and water can reach the boards underneath. Toronto Roofing & Masonry replaces broken and slipped slates individually, so the rest of the roof is left undisturbed.

Freeze-thaw cycles, ice dams at the eaves and heavy snow loads put steady pressure on a slate roof, and a small gap left through one winter can mean a damp ceiling by spring. We look at the whole roof, not only the slates you can see from the street, and explain whether repairs will keep it going or whether replacement has become the better option for your home.

What's included

What Our Slate Roof Work Covers

What the work covers, explained to you before anything starts.

  • Replacing cracked, broken or missing slates with slates matched as closely as possible to the existing roof.
  • Refixing slipped slates securely so they sit back in line with the courses around them.
  • Renewing worn flashings at valleys, walls, dormers and chimneys, where slate roofs most often let water in.
  • Repairing ridge and hip details so the top of the roof sheds water and stays tight in high winds.
  • Checking the roof boards and underlayment beneath any damaged area before new slates go back on.
  • A clear assessment of when patching no longer makes sense and a replacement roof is the better choice.

Why choose us

What You Get from Our Approach to Slate Roofs

Repair Considered Before Replacement

We start by asking if your slate roof can be repaired, because replacing only the slates that have failed keeps far more of the original roof in place.

Slates Matched to Your Roof

We look for replacement slates close in colour, size and thickness to yours, so repairs blend in and sit flat with the courses around them.

Flashings Treated as Part of the Job

Many slate roof leaks come from tired flashings rather than the slate, so we check valleys, walls and chimney junctions while we are on the roof.

A Plain View on When to Replace

If the nails or boards are failing across the whole roof, we explain that plainly and price each option for you before anything is agreed.

What Shapes the Cost of Slate Roof Work

Every slate roof is different, so your estimate depends on factors like these.

  • How many slates are broken, slipped or missing
  • The availability of slates that match your existing roof
  • The condition of flashings at valleys, walls and chimneys
  • The height and pitch of the roof and how safely it can be reached
  • Whether the boards or underlayment beneath need repair

How We Repair a Slate Roof

The main stages of the job, from the first look to the final check.

  1. Roof Assessment

We look closely at the slates, nails, flashings and ridge, and note where water is getting in or is likely to soon.

  2. Options and Estimate

We explain what repair would involve, when replacement would make more sense, and give you an estimate before any work is scheduled.

  3. Careful Slate Repairs

Damaged slates come out without disturbing their neighbours, new ones are fixed in line, and worn flashings are renewed.

  4. Completion Review

We clear the site, then review the completed work with you and confirm everything has been done as agreed.

FAQs

Slate Roof Questions from Toronto Homeowners

Can a slate roof be repaired, or does it need replacing?

Many slate roofs can be repaired. Natural slate is a very durable material, and individual broken or slipped slates can be replaced. Replacement becomes the better option when the nails or boards are failing across large areas, because repairs would then never stop.

Why do slates slip out of place?

The most common cause is the nail holding the slate corroding or breaking, rather than the slate itself failing. Once the nail lets go, the slate slides down. Freeze-thaw cycles and ice at the eaves can also lift or crack slates.

Will new slates match my existing roof?

Slate varies in colour, size and thickness. We look for replacement slates that sit as close as possible to the originals, and we tell you if an exact match is not possible so you know what to expect.

Should I go up on my slate roof to check it myself?

No. Slate is brittle and can crack underfoot, and a slate roof is slippery, especially when wet or icy. Looking from the ground or from a window for gaps, displaced slates or slate pieces in the eavestroughs is the safer way to keep an eye on it.

Does a leak always mean a slate is broken?

Not always. On slate roofs, water often gets in through worn flashings at valleys, walls and chimneys, or through failed ridge details. That is why we look at the whole roof before recommending a repair.
